green keywords

hi guys i first need to say that i absolutely love the looks ok KB. What i was wondering is, when i find a keyword with a green keyword difficulty is it pretty much a quality indication that if i build a site around this niche and with a little bit of SEO i will rank pretty highly and make a little money?

Also, small one page review sites of full websites? what are peoples opinions? which is better?
